November 2016

11/22/16

As 2016 comes into the final season of the year, we would like to take a moment to update each of you with some general property tax appeal and jurisdictional news.

Feel free to contact your sales representative or property tax appeal agent with any questions.

ALABAMA:

Business personal property return deadline is December 31, 2016. Make sure we have your asset listing and pertinent information.

FLORIDA:

Florida Real Estate and Business Personal Property property tax bills went out the last week in October and the first early payment discount (4%) is due November 31.

GEORGIA:

Fulton County recently terminated their Chief Appraiser but they have appointed an interim as they begin the search process to fill this position. Property Tax Appeal hearings are proceeding but any and all 2017 action plans are on hold until such time as a permanent Chief is named. Sources indicate that this should happen in the next 90 days. The City of Atlanta tax bills were due Oct 31 and the County tax bills were due November 15. Refunds should again start to go out shortly thereafter.

Gwinnett County has completed all commercial BOE tax assessment appeal hearings for 2016 and we are being told that, due to the amount of sales occurring in 2016, the County is planning to reappraise all their multi-family properties for 2017 with the assessment noticed mailed around April 1.

Hall County GA – We are pleased to report that the Hall County Superior Court Judge has ruled in favor of our five Lake Lanier marina clients, representing savings of approximately $1,590,000 in taxes for tax years 2015, 2016 and 2017.

SOUTH CAROLINA:

  • Property Appeal deadline for non-reassessment counties in SC is January 15, 2017. We need all of our SC clients to go ahead and send their most recent financials (2015) and rent rolls, if possible.
  • We need to know if you have purchased any SC properties in 2016.
  • SC Business Personal Property deadline is April 30.

NORTH CAROLINA:

  • Business Personal Property deadline in NC is January 31. Need updated asset lists showing acquisitions and/or disposals of BPP in NC as of 12/31/16.
